Dimax Estates are looking for a driven Property Manager to join their energetic and driven team. The perfect candidate will have experience working in property management. You will have a strong work ethic and have the ability to build good working relationships. You will be well presented in every aspect. You will have great written and spoken communication skills. You will be able to effectively multi task on your own or part of a team effort. Proven experience in working under pressure, the ability to use all available means effectively to achieve set goals. Ability to resiliently pursue a result is key.

Support and training will be provided.

Probation period of 2-3 months. Result-based career progression available within 6 months.

Position is available now and we are looking for someone to start immediately.

The Salary is £15,000-£17,000 per annum.

The candidate should have:

  • Good understanding of residential property management and current legislations
  • A calm, unflappable demeanour, with strength of character (required when dealing with issues like return of deposits or repairs required to a property)
  • Systematic approach with strong administrative skills
  • Technical knowledge and confidence to problem solve maintenance issues upon initial call from tenant
  • Forward thinking with ability to identify opportunities to improve processes within the processes
  • 1 years experience in property management
  • Car owner (preferable, not necessary)

Job Duties:

  • To support the management function in maximising rental returns and minimising tenancy void periods
  • To work within defined budgetary objectives
  • Maintain the relevant records and systems
  • To ensure the property portfolio and associated activities are delivered in accordance with legislative requirements and ensuring compliance across the operation
  • Ensuring gas safety checks are up to date
  • Ensuring electrical safety checks are up to date
  • Arranging inventories, check in and check out appointments
  • Advising utility companies of meter readings
  • Co-ordination of estimates and undertaking of repairs by contractors
  • Negotiating the return of deposits (including co-ordination of any repairs, cleaning as required)
  • Drafting final statement of repairs for accounts to process
  • Tenant referencing and monitoring process
  • Ensure that maintenance problems are dealt with effectively and in an appropriate time-scale
  • Maintaining keys and key register
  • Serving Section 21's
  • Registering deposits
  • Chasing unpaid rent
  • Carrying out midterm inspections
  • Assisting the lettings manager when necessary
  • Drive the delivery of high standards across the developments
  • Key point of contact and face of the organisation for the residents
  • Administration and management of service charges
  • Reach targets and company KPIs

Dimax Estates Ltd is an established company since 2013. We manage a large property portfolio and provide accommodation services in central London. We mainly work with rooms in rental shared accommodation.

  • GCSE or equivalent
